IjaraCDC has developed many relationships with residential investors who are willing to provide financing utilizing Islamic financing principles. The type of residential programs currently offered by our licensed investors can be broken down into the following categories:

Conventional Home Acquisition
This residential program combines the benefits of a traditional home acquisition program with the benefits of a Sharia-compliant structuring.
- Minimal credit score of 620
- At least 2 years of employment or self-employment history.
- Minimal of 3% down payment (if qualified)
- 1-4 unit properties / Condo/ Townhouse/ PUD/ Manufactured homes
- Primary / Vacation or Investment property

FHA Program
This program combines the benefits of a traditional home acquisition program with the benefits of a Sharia-compliant structuring.
- Minimal credit score of 620

VA

Jumbo
We know that housing isn't cheap in some locations, and you need more money to get one. The jumbo program will help you get into a higher-priced home.

- Minimal credit score 700
- Primary Residence or Second homes
- Single-family/ Condo / PUD

Physician Program
Whether you are in residency, still paying huge student loans, or are an experienced physician in the field, this physician program might be a good option.

- 0% down payment (if qualified)
- For medical doctors with an MD, DO, DDS, DVMM, or DMD
- No PMI

Bank Statement
This program is perfect for self-employed applicants who need an alternative method to show the cash flow of their business.
- Minimal credit score 660
- Minimal down payment of 10% with a 740 credit score
- Primary, second, and investment property
- Up to $3 M loan amount (for purchase)
- Self-employed for a minimum of at least 2 years

Investor Cash Flow (DSCR)
Get qualified based on rental analysis to determine property cash flow without personal income requirements
- Minimal credit score 660
- Minimal down payment of 20% (if qualified)
- 1-4 unit investment properties only

USDA 100% Financing
If you are purchasing a property in a USDA-designated area, you can get 100% financing.
- Minimal credit score 600
- Minimal down payment 0%
- Primary residence only
- Income limits applicable
- No acreage limits

Foreign Investor
This program is geared toward non-US residents who want to invest in US real estate.
- Minimal down payment 35%
- 1-4 unit investment properties only
- Minimum 12 months reserves required.

Investment Property
- Only 15-25 % Down Payment
- 1-4 unit properties
- Minimal 620 credit score
- No property management history required
