Down Payment Assistance Options for Washington
Washington State Housing Finance Commission understands that having enough cash for the down payment can be a significant hurdle for most homebuyers. To make homeownership more accessible, they offer a suite of products under their Down Payment Assistance program!
General Requirements:
- Property must be primary residence
- Annual household income based on county limits
- Some programs require needs assessment for borrowers, except for military veterans
- Must attend a free state-sponsored Homebuyer Education Class and receive your certificate
Home Advantage DPA
Offers between 3% to 5% down payment assistance based on the mortgage amount as a 0% interest deferred loan.
- Not limited to first-time homebuyers
HomeChoice DPA
Up to $15,000 down payment assistance for home buyers with a disability or disabled family member living with them.
- Must meet disability definition per Americas with Disabilities Act of 1990 or RCW17A.10.020
Veterans DPA
Offers up to $10,000 in down payment assistance at deferred-payment load with 3% interest.
- Serves military veterans in Washington state
Bellingham DPA
Provides borrowers up to $40,000 in down payment assistance at deferred-payment load with 3% interest.
- Serves those buying a home within the city limits of Bellingham
- Must contribute $2,500 or 1% of the purchase price, whichever is greater
Home Advantage Needs-Based DPA
Offers up to $10,000 down payment assistance based on the mortgage amount as a 1% interest deferred loan.
- Not limited to first-time homebuyers
House Key Opportunity DPA
Borrowers get up to $15,000 down payment assistance based on the mortgage amount as a 1% interest deferred loan.
- For first-time homebuyers or repeat homebuyers buying a home in a targeted area
ARCH (East King County) DPA
Provides borrowers up to $30,000 in down payment assistance at deferred-payment load with 4% interest.
- Serves those buying a home within an ARCH member area of East King County
- Must contribute 2% of the purchase price
Covenant Homeownership
Created by the Covenant Homeownership Act in 2023, this offers a down payment assistance of up to 20% of the home price (up to $150,000), along with closing costs
- Serves those with pre-1968 roots in Washington state, who themselves or a parent or grandparent lived in Washington before 1968, and who are/were members of certain groups affected by housing discrimination.
